Sell your land for cash.

From a quarter-acre lot to a hundred acres of woods. We'll make a fair, written cash offer and close when you're ready.

Listed land sits. Ours closes.

Land listings can take a year or more, and many buyers need a land loan that never comes through. We buy directly, with cash, and do the homework ourselves.

  • No perc test, survey or soil evaluation needed from you
  • Unpaid taxes and liens can come out of the proceeds
  • We cover standard closing costs
  • Out-of-state owners can sign remotely
  • Several heirs? Each can sign from wherever they live

What are you selling?

No street number? The parcel number (APN) on your tax bill works too.

Free and no obligation. We never sell or share your information for marketing.

What we buy

Read it like a map legend. If your land fits any of these, and most land fits at least one, we want to hear about it.

Legend

  • Vacant & buildable lots

Infill lots, approved lots and lots in subdivisions that never finished.

  • Wooded acreage

Raw timberland and wooded parcels, from half an acre to 100+ acres.

  • Farm & open land

Pasture, cropland, hayfields and ranch land, including current-use parcels.

  • Landlocked & backland

Parcels with no frontage or no legal access. Yes, we buy these.

  • Wetlands & tough sites

Lots with wetlands, ledge, slope or failed perc tests.

  • Tax-delinquent land

Land with back taxes or liens. We can often pay them off at closing.

  • Inherited parcels

Land passed down in an estate, including lots owned by several heirs.

  • Out-of-state owners

Own land in a state you've never visited? Close remotely.

How we value a parcel

You don't need to hire a surveyor or an engineer. This is what we check before making an offer, and we'll share what we find.

Zoning & buildability
Minimum lot size, frontage and setbacks under the county or town code.
Access & frontage
Road frontage, rights of way and recorded easements.
Wetlands & soils
National Wetlands Inventory, NRCS soil maps and FEMA flood zones.
Size & shape
Acreage and dimensions from the assessor's map and recorded plans.
Title & taxes
Deed history at the county recorder, liens, back taxes and any current-use tax status.

Selling land: questions

What kinds of land do you buy?

Almost any kind: buildable lots, wooded acreage, farmland, backland with no frontage, parcels with wetlands or ledge, and lots that failed a perc test. If you're not sure your land is worth anything, ask us. Plenty of owners are surprised.

Do I need a survey or perc test before selling?

No. We buy land without a new survey, perc test or soil evaluation. We do our own research using assessor records, GIS maps and town zoning, and we take on that risk.

My land has back taxes. Can I still sell?

Usually, yes. Unpaid property taxes and liens can typically be paid out of the sale proceeds at closing, so you don't need to come up with the money first.

I live out of state. Do I have to travel?

No. Most land closings can be handled by mail or with a mobile notary near you. We coordinate everything with a title company or closing attorney in the state where the land is.

The land is in a farm or forest tax program. Is that a problem?

Not necessarily. Current-use programs (like Chapter 61 in Massachusetts or agricultural valuation elsewhere) can bring rollback taxes, and some give the town a right of first refusal. We'll explain how it affects your sale and work through it with you.

Several family members own the land. How does that work?

Every owner on the deed needs to sign, but they don't have to be in the same place. We can send documents to each heir separately and close when everyone is ready.

Have land you want to sell?

Send us the address or parcel. You'll get a written cash offer, with no obligation.
